Can you hold a place before I apply?
Unfortunately, holds are not possible. -
Do I pay first month’s rent and last month’s rent with my security deposit?
A new resident is responsible for the application fee, First months rent, Security deposit and an office administration fee all due at the time of move in in certified funds. -
How old do you have to be to apply?
The minimum age to execute a lease and apply for any of our available properties is 18. -
Is the deposit refundable?
The deposit is refundable once 12 months of tenancy have been established based on wear and tear of the dwelling. Breach of lease, non-payment delinquency or canceled move in all cause the deposit to be surrendered and non-refundable. -
Who needs a cosigner?
Co-Signers are advised on a case by case basis and are typical used to satisfy credit requirements. -
You have a property I want to rent. How do I apply?
An application link can be sent to your mobile device, emailed to you personally or can be located on our website. -
How do I pay rent?
Rent can be paid through the online portal, mailed to our office or dropped off during business hours. All rent must be paid in certified funds. -
I want to get a pet. What do I do?
Speak to our office staff or your leasing agent to know if pets are accepted for the specific dwelling. If yes, you will complete a pet information addendum and be required to pay an additional monthly fee as well as a non-refundable deposit. -
I want to move out, but my roommate wants to stay. What do I do?
You will be responsible for the remainder of the lease term. Lease modifications are only approved due to military service, death or judicial order. -
My lease expiration is coming and I want to move out. What do I do?
Contact our office in writing via email or in person to place a move out request. -
Who is responsible for paying for repairs & maintenance requests?
The dwelling was deemed to be in general good repair prior to tenancy, the terms of the lease outline your responsibility and in most cases residents are required to keep the dwelling in good, livable condition as defined by HUD. Mechanical failures, Plumbing failures or general acts of God are not a residents responsibility unless evidence has been recovered (such as sanitary products, diapers or wipes lodged in plumbing) that prove to be resident caused. Unintentional as well as intentional damage, caused by the resident or guest, to an existing functional system or dwelling space will always be billed back to the resident.
